Do you qualify for project-based section 8 rental assistance?

Monroe Group believes that everyone, regardless of income, age or ability, deserves a safe, clean and comfortable home. We offer Project Based Section 8 Rental Assistance Program which houses individuals, families, seniors (over 62+ years) and persons with disabilities. The term “family” may consist of one or more persons and having children is not required to be considered a “family”. 

Section 8 Housing program, is a federal assistance program from Housing and Urban Development (HUD) intended for extremely-low, very-low and low-income families. Households who are eligible receive rental assistance, paid by HUD, and are responsible for paying 30% of their monthly adjusted income (gross income minus exclusions and allowable deductions).  There is a minimum $25.00 rental payment per month. The following are criteria to qualify for Project-Based Section 8 Rental Assistance Housing:

  • Must be over the age of 18
  • Must be a United States citizen or noncitizen who has eligible immigration status
  • A Project-Based Section 8 community may be reserved for elderly or disabled tenants only. Restrictions apply check with the community you apply for.
  • Occupancy Standards must be met.  Single persons are not permitted to occupy an apartment unit with two or more bedrooms.  If the community does not have any one bedroom apartments, the single person household would not qualify.
  • Gross Annual Household Income: Section 8 Housing is a program designed to help lower-income individuals afford housing. Income limits will differ based on the number of people in the family. To qualify for Project Based Section 8 housing, you or your family’s yearly gross income must be below a certain level. HUD sets and publishes these income levels per county annually:
    • Extremely Low Income: 30% of the area’s median income level.
    • Very Low Income: 50% of the area’s median income level.
    • Low Income: 80% of the area’s median income level.
    • Background: You may not qualify if you have:
      • Been evicted from a subsidized community within the last five years 
      • Poor tenant history
      • Convictions of misdemeanors or felonies for violence or illegal substances (marijuana is illegal in federal housing even in states where it is legalized),
      • Bad credit due to unpaid rental collections or utilities within the past five years, may disqualify the household (medical and student bills are not considered)
      • Person(s) on any state lifetime sex offender registry will not be eligible

Each application is reviewed individually by our community managers for pre-qualification purposes.

    • Student Restrictions apply, ask Community Manager for details
    • Must be able to pay the Security Deposit at move in. 
      • A household’s security deposit is calculated based on their verified adjusted household income.

TO APPLY

    • Complete our application on-line or in person and submit it to the community to which you are applying.  The application will be date and time stamped on the day it is received and added to the waiting list.
    • Interview with our property’s Community Manager once contacted that an apartment home is available
    • Provide the necessary identification and documentation: Government or state-issued photo ID for all adults, birth certificate and social security cards for all household members, income and asset information for all household members. *some exceptions may apply

    Additional program restrictions may apply for any community that includes LIHTC, HOME, Bond and/or CDBG funding. For any questions related to the community, including program and project eligibility, please contact the community listed on this website.
